Get more life from your hot water system

A hot water system is one of the hardest-working appliances in the house, and one of the most expensive to replace in a hurry. A few simple checks help it last its full life.

Test the relief valve

Storage systems have a temperature and pressure relief (TPR) valve. Gently lifting its lever every six months or so clears grit and helps it seal. A valve that constantly drips to the drain needs replacing.

Watch for the warning signs

Rusty or discoloured hot water, banging or rumbling from the tank, water pooling under the unit, or hot water that runs out faster than it used to, all signal a unit that needs attention before it fails.

Know its age and type

Most storage systems last 8 to 12 years. If yours is near that and showing signs, plan the replacement rather than waiting for a cold-shower emergency. Tempering valves, which keep delivered water at a safe temperature, also wear and should be checked.

How often should a hot water system be serviced?

A quick check every six to twelve months (relief valve, signs of corrosion, and for gas units the burner and controls) helps it reach full life.

Repair or replace?

A failed valve or element on a newer unit is worth repairing. A leaking tank, or an old unit failing repeatedly, is usually better replaced. We will give you an honest recommendation.
